Vienna is set to implement a mandatory registration system for short-term tourist rentals starting January 1, 2027. The Vienna Short-Term Rental Registration Act, scheduled for a November vote, requires all hosts to report their listings to city authorities.
Under the new EU-based rules, platforms like Airbnb must delete listings lacking a valid registration number by early 2027. Violators face fines up to 50,000 euros, while new zoning laws mandate that 80 percent of floor space remains for residential use.
The measure aims to curb the conversion of apartments into tourist lodging, following 2,500 violation reports and 550 penalty applications by mid-2026. Current rules already limit unpermitted rentals to 90 days annually to protect the local housing market.
