Vienna to Vote on New Short-Term Rental Rules

The Vienna State Parliament faces calls from landlords to block a building amendment requiring separate entrances for guest rentals.

The is set to vote on a building regulation amendment for short-term rentals in the week following October 15, 2026. The proposed rules require new guest accommodations to have at least three units and a separate street entrance.

The Association of Apartment Landlords (VDAV) issued a press release on Thursday, October 15, 2026, requesting that the amendment be blocked. Board members Marcus Kriebel and Felix Gradinaru demand the removal of the unit minimum and entrance requirements.

Current law allows 20 percent non-residential space on upper floors, but the building authority notes that exceptional permits only apply to apartments. While the VDAV seeks fewer restrictions, the argue the new rules are late and not strict.
